Thomas Bender
Asset Manager, Multifamily
In his role with Dunbar Residential Investments, Thomas Bender oversees and manages the immediate business plan execution for newly acquired multifamily assets. His responsibilities include managing unit interior and common area renovations, identifying value-creation opportunities, addressing deferred maintenance projects, managing property staff and 3rd party vendors, optimizing lease rates and occupancy, and ensuring stabilized NOI is achieved on time and within budget. Thomas is also involved in financial and market analysis, tracking loan requirements, monthly investor updates, and annual operating budgets.
Prior to joining Dunbar, Thomas enjoyed 7+ years in multifamily investment sales with Moran & Company (now Berkadia), where he underwrote, identified opportunities, prepared materials, and participated in client-facing advisory processes for 400+ multifamily assets totaling $40B+. He was directly involved in 60+ successful multifamily investment sales transactions totaling $7.1B and 17,000+ units throughout Southern California. Thomas began his multifamily career with The Bascom Group, where he underwrote and analyzed $7B+ in opportunities as an Acquisitions Analyst and supported in all aspects of the due diligence and closing processes.
Thomas earned a BBA in Accounting and a BBA in Finance from Gonzaga University, holds a California Real Estate Broker’s License, and is actively involved in Urban Land Institute (ULI) and the Apartment Association of Orange County (AAOC).
