We prefer properties which can be acquired at an attractive cost basis, where value can be enhanced through intensive asset and property management, leasing, or redevelopment. Using these principles, and a long-term view, we are able to convert under-performing assets into maximized opportunities.

Dunbar seeks to acquire industrial and office properties with functional characteristics to suit the property’s specific submarket. Target industrial properties range from fully leased bulk warehouse buildings to vacant multi-tenant office assets provided the risk return profile of the opportunity is favorable.

 

Acquisition Criteria

Property Types: Primarily Industrial, Office and Self-Storage, but will consider other property types.
Geographic Targets: California with an emphasis on Southern California, San Francisco and Phoenix.
Investment Size: $2 million to $50 million
Investment Parameters:
  • Stabilized and unstabilized assets.
  • Individual properties, portfolios, sale-leasebacks and development opportunities.
  • Cash flowing and value-added investments.
  • Will consider distressed debt and mezzanine debt investments.
